Proposals for a specialist retirement community in Garforth

McCarthy Stone is bringing forward proposals to develop land on Barrowby Lane, Garforth, to provide a new, specialist retirement community, comprising:

A high-quality Retirement Living development featuring around 42 one- and two-bedroom apartments, comprising both private sale and shared ownership.

Shared facilities within the development, include a communal lounge and a hotel style guest suite for when loved ones come to stay.

Appropriate scale and massing for the site, respecting its context and neighbouring properties.

A single L-shaped building that will be set back from the main road and the neighbouring properties, whilst creating a private communal garden area for the future residents.

The design of the scheme has been developed to be a modern reference to Garforth’s local character, with a balance of red brickwork and detailing and a slate-coloured roof.

Sufficient levels of car parking on-site, with around 32 spaces, including disabled and electric vehicle charging bays, alongside internal scooter storage space.

Attractive landscaped outdoor spaces, to include a landscaped parking area as well as a communal garden.

Our commitment to Community Engagement

As part of our commitment to community engagement, we have commenced a community consultation programme to inform local people of our initial proposals and gather feedback.

We are also holding an in-person exhibition on Wednesday 2 October 2024 between 2pm – 6pm at Garforth Methodist Church, 11 Church Lane, Garforth, Leeds, LS25 1NW.

We look forward to listening to your feedback at this time and will demonstrate how our proposals have responded to feedback received, before a planning application is submitted to Leeds City Council.

Retirement Communities

The number of Leeds residents aged 80 and over is expected to increase by almost 50% in the next 20 years. This increases the need for specialist Retirement Living accommodation. Our proposals would help to meet this demand, allowing local older people to move into a more suitable home, while staying close to friends and family in Macclesfield.

What will the impact on traffic be from the proposed development?

McCarthy Stone developments, by their very nature, are regarded as a passive form of development and generate low traffic movements when compared with general market housing.

Residents moving to a McCarthy Stone development tend to rely less on their car, and from McCarthy Stone’s experience, many relinquish it altogether after a year or so of moving in once they realise that it is no longer essential to maintaining their independence.

Those residents who do own a car tend not to use a car in peak hours and residents would not need  to use a car on a day-to-day basis due to the site’s sustainable location.

Will there be enough parking for the development?

The level of parking provision takes account of the lower traffic generation and car ownership associated with age-restricted retirement development. The proposed development will include disabled spaces and all spaces in the dedicated car park feature charging points for electric vehicles.

We are always keen to ensure that our developments continue to provide what our homeowners need, and regularly go back and survey our existing sites to understand car ownership levels.

If the development is delivered, how will construction be managed?

Being a good neighbour is key for McCarthy Stone, as we maintain the management of our sites in perpetuity. This includes during construction, and as a member of the Considerate Contractors scheme, it is important that we minimise our construction impact on our neighbours as much as possible.

As part of every development scheme, prior to work beginning on-site, we produce a Construction and Traffic Management Plan that is submitted to the Council for approval. This will detail timings for deliveries as well as site working hours.

Our construction Site Manager will also undertake a letter drop with details of how to get in touch with us, once we get started.

How long will the development take to build?

On a typical 50-apartment development our build times are between 18 – 24 months to carry out demolition, external build and internal fitting and landscaping.
