OUR PROPOSALS

The emerging proposals for the site’s redevelopment look to provide a new, specialist Extra Care community, as well as landscaping,

indoor communal facilities and on-site parking; and comprise of:

Proposed frontage onto A389

A high-quality Extra Care development featuring around 51 one and two-bedroom apartments, comprising both private sale and shared ownership.

Shared facilities within the development, include a communal lounge and bistro restaurant, a wellbeing suite and a hotel style guest suite for when friends and family come to stay.

24-hour on-site flexible care and support delivered by Your McCarthy Stone, tailored to meet the individual needs of each homeowner.

Appropriate scale and massing for the site, respecting its context and neighbouring properties, with an overall reduction in height compared with the proposed outline scheme.

A single L-shaped building, in line with the outline approval, will be set back from the main road and the neighbouring properties, whilst creating a private communal garden area for the future homeowners.

The design of the scheme has been developed to be modern, with a balance of cream render, stone cladding to match the local architectural style, slate roofing, as well as stone lintels and banding.

Sufficient levels of car parking on-site, with 30 spaces, including disabled and electric vehicle charging bays, alongside internal scooter storage space.

Attractive landscaped outdoor spaces, to include a landscaped parking area as well as a communal garden.

Our updated plans present a valuable opportunity to bring forward a specialist retirement community in Padstow meeting a local need for this type of accommodation while releasing family-sized homes back onto the local market.

Local need and benefits

There is a considerable shortfall of this type of accommodation both nationally and locally, and it is important that communities address the current and future needs of their residents.

As outlined in Cornwall Council’s Supported and Specialist Housing Strategy 2023-2050, there is an estimated additional need for over 1,700 homes specifically designed with older people in mind up to the period of 2033.

As such, there is a significant void to fill and ensure adequate choice in the market that meets this need.
