McCarthy & Stone, the UK’s leading retirement housebuilder, has acquired a land interest in the Oakfield Recreation Ground. The site has been marketed for future redevelopment by the Co-op, the current landowner, over the past year.

McCarthy and Stone and YourLife Management Services have now submitted a full planning application to Rugby Borough Council to develop the Oakfield Recreation Ground, Bilton Road, Rugby, with a much-needed Extra Care retirement village, including bungalows.

Public open space
Our plans will provide part of the site as public open space, which has been increased in size following local feedback received during our pre-application consultation with the community. The proposed open space will include a dedicated children’s play area, including a LEAP (Local Equipped Area for Play). Our plans will also secure the long-term future of the adjacent bowls club and propose financial contributions towards improving existing sports facilities within the local area.

Extra Care retirement village
The Extra Care accommodation proposed includes 62 Extra Care apartments and 14 Extra Care bungalows, creating a new Extra Care retirement village for older homeowners. The development would provide car parking for homeowners, staff and visitors, together with the introduction of extensive new landscaping, including new tree planting along Bilton Road.

If approved, the plans will significantly improve the housing choices available for local older homeowners and create 17 new full time equivalent jobs through the on-site care, catering and maintenance staff.

Plans improved following consultation with the local community
Following the local feedback we received during our pre-application consultation with the local community, our preliminary plans were amended to:

  • Increase the size of the on-site open space from 22% to 29% of the overall site
  • Change the position and shape of the public open space to make it more useable
  • Incorporate a Local Equipped Area for Play (LEAP)
  • Reduce the number of bungalows proposed and improve the layout, which has reduced the level of developable space required and resulted in increased open space provision
  • Improve the design of the apartment building, including the introduction of render

Viewing the full plans

Our plans have now been submitted to Rugby Borough Council and will be determined by the authority in the coming months. The full planning application is available to view on the Council’s website: www.rugby.gov.uk where you will need to quote the Council’s reference number: R18/0214.

Our consultation for Rugby

We held a public exhibition to display the initial plans on 15th November 2017 at the Arnold House, End of Elsee Road, Rugby, where members of the local community had the opportunity to view the proposals, provide feedback and ask questions to members of the project team.
