Thank you for taking the time to visit our virtual exhibition about our proposals for the redevelopment of land east of New Road, West Parley.
Our vision involves developing this site with a mixed-use development of retirement accommodation, affordable housing, a new electric charging station, commercial and food convenience spaces, alongside public open space, including landscaping and areas to meet.
Construction work for the wider masterplan on the site is well underway, including the delivery of new homes and a new Lidl food store. The need to complete this prominent site is therefore increasingly pressing if the wider aspirations to improve the Parley Cross area are to be realised.

Retirement Communities
McCarthy Stone retirement communities keep older people happier, healthier and independent for longer, reducing the strain on the social care and health system.
They also address the housing crisis by freeing up homes at the top of the ladder for young people and first-time buyers, and revitalise town centres and high streets by regenerating sites where our customers wish to live.
There is a significant need for this type of development both nationally and locally, and it is important that communities address the current and future needs of their residents.
As outlined in Dorset Council’s Strategic Housing Market Assessment, there are around 2,600 specialist retirement units needed across the county up to 2038. This increases the need for specialist Retirement Living accommodation. There is also a need for over 1,700 affordable housing units needed across Dorset per year. Our proposals would help to meet this demand, allowing local older people to move into a more suitable home, while staying close to friends and family in West Parley.

FAQs
McCarthy Stone developments, by their very nature, are regarded as a passive form of development and generate low traffic movements when compared with general market housing.
Residents moving to a McCarthy Stone development tend to rely less on their car, and from McCarthy Stone’s experience, many relinquish it altogether after a year or so of moving in once they realise that it is no longer essential to maintaining their independence.
Those residents who do own a car tend not to use a car in peak hours and residents would not need to use a car on a day-to-day basis due to the site’s sustainable location.
The level of parking provision takes account of the lower traffic generation and car ownership associated with age-restricted retirement development. The proposed development will include disabled spaces and all spaces in the dedicated car park feature charging points for electric vehicles.
We are always keen to ensure that our developments continue to provide what our homeowners need, and regularly go back and survey our existing sites to understand car ownership levels.
Being a good neighbour is key for McCarthy Stone, as we maintain the management of our sites in perpetuity. This includes during construction, and as a member of the Considerate Contractors scheme, it is important that we minimise our construction impact on our neighbours as much as possible.
As part of every development scheme, prior to work beginning on-site, we produce a Construction and Traffic Management Plan that is submitted to the Council for approval. This will detail timings for deliveries as well as site working hours.
Our construction Site Manager will also undertake a letter drop with details of how to get in touch with us, once we get started.
On a typical 50-apartment development our build times are between 18 – 24 months to carry out demolition, external build and internal fitting and landscaping.
