The site
The proposal site is located on the corner of St George’s Avenue and Queens Road, Weybridge.
Summary of submitted proposals
McCarthy & Stone’s plans propose to sensitively redevelop the site with 59 age-exclusive retirement apartments, including:
- Parking for 45 cars, including the provision of disabled and electric car parking spaces, in a private off-road car park;
- Two separate access points from Queens Road and St George’s Avenue, which will serve two separate parking areas;
- Pedestrian links from Queens Road through to St George’s Avenue, enabling easy access to the shops on Queens Road;
- Communal facilities, including a homeowners lounge, guest suite and landscaped gardens;
- One building of three storeys in height, stepping up to four storeys fronting onto Queens Road, reflecting the adjacent Haines Court;
- A building that is centrally positioned within the site, providing the opportunity to retain the site’s green frontage and respect the distance to neighbouring properties;
- A mixed palette of traditional local materials, including buff brickwork, render, reconstituted stone borders and slate effect roof tiles;
- An internal refuse store and space for cycle storage;
- Release of family-sized housing in the area, back onto the local market; and,
- High-quality, attractive landscaping and boundary treatments, including the retention of the mature trees along the boundaries of the site.
Listening and responding
Following feedback received during the consultation, McCarthy & Stone made the following amendments to the proposals:
- Increased the provision of parking on site from 43 to 45 spaces;
- Increased the distance of the building from St George’s Avenue, to maximise the green frontage and minimise the visual impact of the building; and,
- Moved the building further away from the locally listed building next door.

Public Exhibition
McCarthy & Stone held a public exhibition on Tuesday 19th December 2017 between 3pm and 7pm in the York Room, Oatlands Park Hotel, Oatlands Drive, Weybridge. The exhibition gave local residents’ an opportunity to view the plans and provide feedback on the proposals.
